Common questions
How much does an egress window cost in Omaha?
National cost guides put a typical egress window at $2,500 to $5,000 (Fixr, 2025), $2,621 to $5,662 (Bob Vila, citing Angi) or $2,718 to $5,878 (This Old House). A custom basement unit can run $3,000 to $7,500. These are national figures, not Omaha quotes.
What size does an egress window need to be?
Under 2018 IRC R310, at least 5.7 sq ft of net clear opening (5 sq ft at grade or below grade), at least 24 in of clear height and 20 in of clear width, with the sill no more than 44 in above the floor. All of these must be met at the same time.
Do I need a permit for an egress window in Omaha?
Plan on one for a new or enlarged opening, and confirm with City of Omaha Permits and Inspections before work starts. Fixr puts most permit fees at $50 to $200. Ask the installer whether they pull the permit and whether the fee is in their price.
Is the first visit free?
It depends on the company. Many local specialists don't charge for the first visit; ask when they call, before they come out.
When does a window well need a ladder?
When it is deeper than 44 in. The ladder or steps must be permanently fixed, usable with the window fully open, at least 12 in wide inside, 3 in or more off the wall, with rungs no more than 18 in apart (R310.2.3.1).
Can an egress window open under a deck?
Yes, if the window opens fully and there is a path at least 36 in high from the opening out to the yard (R310.2.4). Low decks often fail that height, so measure before planning the window there.
Should I test for radon before finishing my basement?
It is a good idea. Douglas County is in EPA Radon Zone 1, the highest-potential group, and the EPA says all homes should be tested regardless of zone. Testing before the walls close makes any fix easier to route.
Who will call me back?
An installer, not this site. Omaha Egress Window only publishes information; it installs nothing. Each request is passed to a single independent egress window installer serving Omaha, who phones to discuss the room and arrange a time to measure.
