What an Omaha Egress Window Costs in 2026
Every figure below comes from a national cost guide named beside it, followed by what tends to make an Omaha egress job cheaper or dearer. Treat them as yardsticks, never as quotes.
Fixr's 2025 guide puts egress window installation at $2,500–$5,000, with a $3,500 average. Bob Vila, citing Angi, gives $2,621–$5,662, and This Old House $2,718–$5,878. A custom basement unit runs $3,000–$7,500, and the most involved jobs reach $10,000. These are national ranges, not Omaha quotes.

What pushes the cost of an Omaha egress window up or down?
- New opening or bigger opening. Cutting a fresh hole in a foundation wall adds saw work, a header and disposal. Bob Vila prices cutting or excavating at about $1,500–$3,000 per window on top of the unit.
- The window unit. Fixr lists prefab egress units at $100–$800 and custom ones at $500–$2,000 before labor. Casements are the usual basement choice because they open fully to the side.
- Well depth. Past 44 in deep, the code requires a fixed ladder or steps; Fixr puts an installed ladder at $150–$225.
- Drainage. The well has to drain to the foundation drain system or another approved method, and reaching that drain can mean more digging.
- Permit and engineering. Fixr puts most permits at $50–$200 and Bob Vila at $50–$300. An engineer or electrician, when needed, adds $350–$1,000 (Bob Vila).
- Finishing inside. Drywall returns, trim and a sill may or may not be in the price.
Where do these figures come from?
Nobody publishes a record of what Omaha egress jobs actually cost. This page therefore relies on four national guides: Fixr's egress window guide (updated August 2025) and basement window replacement guide (updated December 2023), Bob Vila's egress window cost article (updated January 2024, which cites Angi's figures) and This Old House's egress window cost page (updated June 2026). Hold a bid up against them to spot one that is far out of line; they say nothing about what a particular Omaha installer charges.
How Omaha's houses and weather show up on the bill
About 61% of Omaha homes were built before 1980, and the median home dates from 1973 (U.S. Census). Older basements tend to have short windows high on the wall, so getting the sill down to 44 in usually means cutting the opening deeper, not just swapping glass. So for an older house, expect the cut-and-dig rows of the table to apply rather than the replacement rows.
The weather adds its own lines. With 27.1 inches of snow a year and May and August each averaging more than 4.6 inches of precipitation at Eppley Airfield (NOAA normals), a cover and proper well drainage are worth pricing in from the start. Budget the $120–$700 cover line up front rather than as an afterthought.
Is the quote complete?
- Does it name the window model and state its net clear opening, not just the frame size?
- Does it give the finished sill height above the floor?
- Does it include the well, its size, any ladder and how it drains?
- Does it say who pulls the City of Omaha permit and who calls for inspection?
- Does it cover interior finishing, or leave the opening rough?
- Does it say how the yard, the dug soil and any landscaping are handled?

Cost questions
How much does it cost to put an egress window in a basement?
Fixr puts a typical basement egress window at $2,500 to $5,000 installed, with a $3,500 national average, and a custom unit at $3,000 to $7,500. Its most involved example, a custom below-grade unit with excavation and a new well, reaches $10,000.
Are these Omaha prices?
No. Fixr, Bob Vila and This Old House publish national figures, and each row of the table names its guide. A real Omaha job may come in above or below them. Only a written price, given after your wall and yard have been measured, tells you what yours will cost.
Is the permit included?
Sometimes. Some installers include the permit fee and the inspection visit in their price, others list it as a separate line. Fixr puts most permits at $50 to $200. Ask which it is, and who deals with City of Omaha Permits and Inspections.
Why is one egress quote double another?
The two bids are rarely for the same work. A higher one might include a new sawn opening, a full-size well with a ladder and a tie-in to the drain tile, while a lower one enlarges the existing window and sets a shallow well. Line the scopes up first, totals second.
