Window Wells and Covers That Still Let You Climb Out
A well holds the dirt back from a below-grade window and gives you a place to stand on the way out. A cover keeps snow, leaves and animals out of it. Both have rules, because both sit in the escape path.
Fixr puts a window well cover at $120–$700 bought and installed, and a ladder at $150–$225. Under the 2018 IRC an egress well needs at least 9 sq ft of area, 36 in of width and projection, and a fixed ladder once deeper than 44 in. Any cover must open from inside without tools or extra force.
How big does an egress window well need to be?
- Area: at least 9 sq ft at the bottom (R310.2.3).
- Projection and width: at least 36 in out from the wall and 36 in across.
- Room to open: the window has to open fully inside the well, which matters for casements.
- Ladder: wells deeper than 44 in need permanently fixed steps or a ladder. Rungs must be at least 12 in wide inside, sit 3 in or more off the wall, and be spaced no more than 18 in apart (R310.2.3.1). A ladder may intrude up to 6 in into the required well size.
Many older wells are half-round metal liners sized for light, not for exit. If yours serves a bedroom, measure it before assuming it counts.
What does the code say about window well covers?
The 2018 IRC doesn't require a cover over an egress well. It sets the terms for one if you add it. A cover, grate or bar over an escape opening or its well must keep the full clear opening and be releasable or removable from inside without a key, a tool, special knowledge or more force than it takes to open the window (R310.4). Bolted-down grates and heavy covers with stiff latches are the usual problems. Clear polycarbonate domes and lids that lift by hand from below are the common choices for bedroom wells.
Snow, rain and drainage in Omaha
Eppley Airfield averages 27.1 inches of snow a year, most of it from December through February, and about 135 nights at or below freezing (NOAA 1991–2020 normals). An uncovered well can fill with drifted snow that has to be dug out before the window will open. Spring and summer bring the rain: May averages 4.66 inches and August 4.60. The code asks for the well to drain into the foundation drainage system or another approved method (R310.2.3.2), and a well with gravel at the bottom but no drain path can hold water against the window.
Replacing a well or adding a cover
Fixr's basement window guide puts a new well at $1,500–$7,000 installed, depending on depth and digging, against $120–$700 for a cover alone. If the well is rusted, too small or leaning, replacing it with the window is often simpler than doing them separately. See the Omaha egress window cost guide for every line, and the basement egress window page if the opening itself is undersized.
Questions homeowners ask
Is a window well cover required in Omaha?
The 2018 IRC that Omaha enforces doesn't require one over an egress well. If you add a cover, it must keep the full clear opening and open or come off from inside without a key, a tool or extra force (R310.4).
Can I stand on a window well cover?
Only if the maker rates it for that load. Many clear covers are made to shed snow and keep debris out, not to carry a person. Check the rating before anyone walks on one, and keep children off covers that are not rated.
